Why do realtors not like to work with cash buyers?
Historically, cash buyers believe that they have the upper hand in a purchasing situation. Most agents have experienced that cash buyers believe that they can offer less (generally significantly less) than buyers who are obtaining financing because “cash” is such a bonus to the seller. The truth is that every single offer is an ultimate “cash” to the seller.
Whether the buyer is financing or bringing a big brown paper bag of cash, the seller walks out with a check that they can spend that hour if their personal bank doesn’t put a hold on it. So the thought that “cash is king” is not usually a thing.
Sellers can be picky right now because there are more buyers than there are homes to sell, so if sellers are seeing a business name for the buyer, they automatically think that it will be an “offer higher and kill them on the inspection” situation. Or that as an investor, the entire transaction is going to be looking for an “angle” to pay less than what you offered.
It’s a mentality that comes because everyone has a story that they either heard, read about, or experienced where an unscrupulous investor did something bad.
